Reading Tainan Demographics for a Retail Venture
How to use household income bands, age distribution, and commuting patterns when choosing a shop location in Tainan.
Before signing a lease in Tainan, most founders download a population statistics sheet and stop there. That is rarely enough. A district can show healthy household income while lacking the age profile or daily movement patterns your trade requires.
Start with the trade, not the data
A tutoring centre needs school-age density within walking distance. A lunch-focused restaurant needs office and industrial workers within a ten-minute radius. A weekend gift shop needs tourist and leisure footfall. Match your data request to the customer you expect at the counter.
Three datasets worth pulling
Household income quintiles — Available from the Directorate-General of Budget, Accounting and Statistics at the district level. Look at the middle quintile, not the average. Averages hide pockets of poverty and wealth that matter for pricing.
Age structure — Tainan’s East District skews younger due to university proximity. West Central has more retirees and long-term residents. A pharmacy and a bubble tea shop read the same chart differently.
Commuting flows — Morning outbound traffic from residential areas to industrial zones tells you where lunch demand concentrates. Yongkang and Rende industrial parks pull workers who rarely return home for midday meals.
Field verification still matters
Statistics tell you who lives in an area. They do not tell you who walks past your door. Spend two hours on a Tuesday and two on a Saturday counting passers-by. Note whether people carry shopping bags, push strollers, or walk dogs — small signals that spreadsheets miss.
Common mistake
Choosing a location because a national chain opened nearby. Large chains negotiate rent differently, run loss-leader periods, and sometimes choose visibility over unit economics. Their presence is a data point, not proof of viability for an independent operator.
